Bringing Order to a Global Portfolio: 50 Leases, 35 Countries<\/h2>

An internationally active client with 50 leases across 35 countries needed support to bring structure to its portfolio. Bridgemer identified suitable software, negotiated the terms and secured tangible advantages for the client. We implemented a system that gave the client real-time control over its assets and made defined objectives trackable. Where Others Declined: A Development Plan for Surplus Space<\/h2>

A client owned a property it no longer required for its own operations. The brief was to develop a plan for alternative uses, taking into account zoning regulations and development risks and opportunities, backed by an informed, experienced view of what was possible and sensible. Other firms had previously declined the assignment. Bridgemer took on the challenge, and the outcome significantly exceeded the client\u2019s objectives. <\/span><\/p>\n<\/div><\/div><\/div><\/div><\/div>\n\n

From Abandoned Warehouse to Neighbourhood Asset<\/h2>

An abandoned warehouse was in urgent need of attention. The market saw potential for a last-mile distribution centre, an obvious idea. Conversations with the neighbourhood, however, made clear that a distribution centre with the associated truck traffic would face a difficult future at this location. The right strategy was instead to acquire the property at a significantly reduced price, reflecting the new plans for its future. <\/p>\n

Repositioning and renovation in line with this strategy increased the property\u2019s value substantially. The new concept centred on three things: a curated tenant mix, a sustainable community environment within the property, and a \u201c15-minute commute\u201d on foot, by bicycle or by public transport, reflecting its location next to a residential area. The abandoned warehouse became not a distribution centre but a place the neighbourhood welcomes. Throughout the repositioning, the property was leased on short-term contracts to secure ongoing income. <\/p>\n<\/div>\n<\/div>\n

A historic building stood in an area of lively commercial activity. Those businesses needed customers, and the building needed new life: people, families and pets, all creating demand for the goods and services around them. The investment plan set out targeted measures. <\/p>\n

The result: a tired, neglected building became an investment its owners can be proud of today. The building holds its head high again, and the neighbourhood has embraced it as a valued place. A New Home for an Entire Company<\/h2>

Finding a new home for a client\u2019s operations is part of our core business. This client, however, was based elsewhere and needed the premises ready for arriving employees. Bridgemer fitted out the staff kitchen, organised all the furniture and introduced an insurance broker. We also handled administrative HR matters and the employees\u2019 relocation, and were even called in to get the refrigerator working. It simply needed to be plugged in. An existing property offered potential for expansion. Our client owned a property that an industrial operation had used in the 1950s, when soil and water protection played no role. Together with the client\u2019s management, Bridgemer led the necessary investigation, analysis and remediation to obtain a clean title, acceptable to the client as well as to future users and owners.
